How The Lifespan Of A Metal Roof Can Be Extended

Posted on: 17 March 2018

Many homeowners are using metal roofing due to how resistant they are. Metal roofs can withstand fire, strong storms, and high speed winds. It is natural to take steps to extend the life of that metal material, so you can go as long as possible before roof replacement is needed one again. Here are a few tips for extending the overall life of a metal roof that any homeowner can follow.

Perform a Roof Inspection

While the durable nature of metal should not require much maintenance over the years, it is still a good idea to occasionally perform a roof inspection. The purpose is to catch potential problems before they turn into big ones. The key problems to look for are places where the metal is lifting up from the roof, and where flashing has started to peel back from chimneys and ventilation pipes. Thankfully, the roofing material shouldn't need to be replaced in situations like these, but the roofing material will need to be fixed.

One way that water can get under a metal roof is through fasteners that are not properly installed. If a fastener is at an odd angle, it may be allowing water to slowly leak beneath the roof's surface. Part of the inspection should involve checking for fasteners that are not secured properly, and fixing them immediately.

Add a Roof Coating

A metal roof may be durable, but it can still benefit from adding a protective roof coating to it. It's essentially paint that is applied to the metal material and prolongs its lifespan.  It will prevent the sun from damaging the surface, prevent rusting, and help cut down on repairs. Coatings also help your roof become more energy efficient, which can save money on heating and cooling costs throughout the year.

Fix Problems with Pooling water

It is possible that there is a problem with a metal roof where water is pooling on the surface. This is from the roof not being at the correct slope, and water finding a place where it will pool along the surface. If you see pooling water after a recent rainfall, reach out to a roofing contractor that can come repair it. They may need to make an alteration to the slope of the roof so that the water has an easier time flowing down the surface.

The Importance Of Roof Repair

One day last month while it was raining outside, my wife and I noticed that water was dripping inside the house. We placed a bucket under the drip so the water wouldn't ruin the floor. The next day, I called a roofing company and a contractor came to the house and inspected our roof. The contractor discovered that several shingles were missing from our roof and that's what caused the leak. The day after the roof inspection, the roofers came to our home and replaced the missing shingles. That night it rained again and my wife and I were glad that the roof leak was fixed. My name is Timothy Warren and I'm writing this blog to inform others about roof leaks and the importance of roof repair. I hope that by reading this blog, you can avoid costly damage to your home because of a leaky roof.
